I have completed the first 60% and 30% payments already and we met in Burgas . I was wondering when it will be possible to complete the last 10% payment and sign the deeds. Do you know at what states of construction is the apartment?
Also, I have inquired with Georgi to set up the purchase of the basic furniture with the basics of the kitchen set. although could it be possible to find the information we have agreed on back in August and set it up directly with you. We spoke of wiring the necessary money in advance once the apartment is finished, so I could come, pay the last payment, sign the deeds and give the last touch to the apartment.

We are going to send you the details that you need for the Powers of attorney!
The bank details that you ask for we shall send you later on, because we are going to follow this procedure:
1. You legalize in the Bulgarian Embassy and send back to us the Powers of Attorney that we are preparing for you.
They will be 2 - one for opening a bank account in Bulgaria on your personal name, and another one - to start and complete a real estate purchase in Bulgaria on your name!
2. When all this is ready, we are going to open the mentioned bank account here and send you immediately all the details!
3. We shall prepare and send you a full documentation supporting the deal.
It will include : Brokerage Contract with us for purchasing the apartment and Financial Figures with price, terms of payment, fees etc.!
4. You transfer the money (first payment of 60%) into your new account in Bulgaria!
5. We withdraw the needed amount of money and exchange contracts with the Developer! The property is reserved for you.
6. 30 % second payment
7. 10% final payment on Title Deed -
I shall enclose later on a file with the break down of the final price of the apartment together with the details for the Powers of attorney!

Thanks for your email.
We can certainly give you power of attorney. We can arrange this when we
come over in April. We do not need to sell immediately but maybe this year?
We will take your advice on maybe the best time. An approximate indication
of price would be helpful, but obviously we won't hold you to that!! Do
you think prices may start to rise again after April?

How are you? Hope your family are all well. How is business? I hope
things are picking up for you.
We have been very busy since my last email - we are now the proud
parents of twin babies! We have a boy and a girl, they were born on
5th March. They were 6 weeks early so we were is hospital for a few
weeks but we are all home now.
Has there been any interest in our apartment? As you can imagine we
really could do with the money now! We would consider any offer! Or
perhaps we have more chance of renting it out? Please could you let me
know what you think?
Have you or any of your staff been to the apartment recently to see if
everything is OK? Just wanted to make sure it has been OK over the
winter.

Jan to March was dead. April was good around the Easter, but everything
sold was under 50k.
It seems that 90% of what we seal is under 50k. We did a big campaign
which included your property but so far nothing solid. We also did a
viewing about 3 weeks a go with some Russians. Initially they were
interested and then they changed their mind to buying something so
cheap and nasty that I refuse to sell.
I know that you say any offer, but some offers are so low that I don't
want to waste the sellers time. for example there was an offer of 30k
on a property that was purchased 2 years a go for 60K. The seller
agreed out of desperation. The only good news is that even if on the
price you make a 30% loss, due to the exchange rate you will break
even or make a small profit. If you tell me what min price you want me
to put down I will oblige.
When I went there last everything looked normal. Just there was no
electricity. I checked the fuse box and it seems that it has been cut
off due to none payment.
That can be sorted out later or if you wish I can get it done for you.
but as you know i have no idea of the bill until we go to pay for it.
Regarding rent we can try, we now work with a few agents in Sunny
beach. we can ask for their assistance. Rent and sale really don’t work
well together.

We have no client that has taken a Bulgarian mortgage. All clients have been referred to you. Due to the fact that the prices are low in Bulgaria no one needs a mortgage.
