We have recently had a client contact us and they mentioned they were referred by British Developments, and they have also booked a trade with us so thank you for the referral.

I would also like to discuss our Regular Payment Plan (RPP) which is a service that clients who have overseas mortgages or pensions use to transfer money on a monthly basis.  I know that over the years we have been working together we have dealt with many of your clients who have bought off plan properties and I am sure that most of your clients are now sending money over regularly.

I would like to discuss doing a mail out to your database about our services which would generate a revenue stream for your company.  Can you let me know the best telephone number for me to call you on?

We have no client that has taken a Bulgarian mortgage. All clients have been referred to you. Due to the fact that the prices are low in Bulgaria no one needs a mortgage.

Hello

I am coming to Bulgaria on 5th June in order to put my apartment in Sunny Day 3 on the market.  I will come and visit you when I arrive.

Can you tell me how much your fee is and whether the apartments in SD3 are selling at the moment?  Also, will you come and take photographs etc. of the inside, or should I email some to you before I arrive.

Thank you for your reply.  I bought the apartment off plan from the developers.  It is a 34 sq.mtr. studio apartment with a small balcony, fully furnished with double bed settee and single bed.

Can you inform me what the market is like at the moment?  Do you wish me to email some photos before I arrive?  I cannot do so after I arrive.

I would like some answers please as it is several weeks before I arrive on 5th June.

Ok I will make a disc.  I don’t know my asking price but need your advice about that.  Any ideas?

The market is ok for under 40k. Anything above that is difficult. It seems that your property falls under that price anyway . But it must be seen . You can send the pictures but there is no guarantee that we will have them when you visit. The best is to send to your email address and when here then re send them to us. Other idea is save the pictures into a disc or a flash memory. we only make a file for a property once we have all details not just pictures.
what is your asking price?

At the moment you can buy finished apartments in Sunny Beach for from 700-800 Euros Per SQM
I would suggest to keep it under 25k for quick sale , but that depends on location and the position of the flat and of course you.

That is a very attractive offer. Even at 50k you should be able to get your money back. We have started a full campaign as of today. The price we have is 59k as it is easier to give a discount. You will see it on the home page of our site.
don’t bother about the electricity if you are not coming over this year.

I will be taking it to other agents too.

Thanks for your email.  We paid 75,000 euros for the apartment so ideally we would like to sell for 55,000 euros, but would drop to 50,000 if we really had to.  If you say 90% of your sales are under 50,000 euros this may be what we have to do.  We will see what you can do for us at this price?

Regarding the electricity, it is probably best to wait until i is sold and then sort it out then? Last time we were over (2 years ago!) we paid some money to one of the other tenants in the apartment block that was sorting out the electricity bill until the meters were fitted to each apartment. She said that the charges were only payable if we were staying there, so we paid up to date until then.  I can’t imagine there will be much to pay as no-one has been in the apartment since then so maybe it is just the standing/service charge to pay?  Not sure how the bills are worked out over there.  Let us know if you think we should sort it out sooner?

We will not go for rentin it out if you advice that renting and selling do not go together.  We really would prefer to sell.  So we will see if you can get a buyer at around 55,000 euros.  We will hope we are lucky this summer!

Bulgarian tax return

Hello there

I have a client living here in New Zealand who owns two apartments in Bansko that are earning rental income.  Can you please advise whether a tax return is required to be filed in Bulgaria for my client and if so would you be prepared to assist to doing this.

I would be providing all the information to you from here in New Zealand.

If you are happy to assist, could you also please advise what information you would require.

Did the client purchase the properties personally or under a company ?
Yes they do need to pay income tax in Bulgaria. which is calculated at 10 % of net profit. We may need powers of attorney to deal with their personal tax matters. I will check this with our accounts department. The fee for tax declaration is 500 Euro should you wish to inform your client.
