Since the time of Soviet Union Bulgaria stood well with interest from their tourists. Nowadays though this interest is not only for holiday making – Bulgaria has become destination No1 for Russian investors.

First of all Bulgaria offers wide choice of holiday places at relatively low prices.  Secondly the two nations are close in mentality. Thirdly – Bulgaria is close to Russia, as the famous Russian actor Mihail Boyarski said during the deal with his new luxury Bulgarian home is St.Vlas.

To organize a holiday in Bulgaria is not a problem for the Russians. Almost every Russian travel agency offers a wide range of choices. There is a great choice of destinations for all seasons offering good value for money.

Opportunities for tourists

There are many opportunities in both summer and winter resorts including SPA resorts such as Sandanski, Bankia, Kiustendil and the voted “Best SPA resort for 2008” – Velingrad. A big bonus for the Russian visitors are the children’s visas – free for kids under 16. Adults must pay but the procedure is simple. 

Where to stay?

The tourist flow in Bulgaria is big, the hotels net is wide and well developed. There is accommodation to meet all needs – from a two star hotel in Sunny Beach to a luxury one in Golden sands.

The private sector also offers numerous choices. Prices depend on the place, quality and distance from the beach for example. A Bulgarian holiday apartment in a small residential complex is let at 140-230 Euro per week and a Bulgarian holiday villa can be rented for 700-900 Euro per week.

A great factor for buying a property in Bulgaria is the wilingness to invest their money to good account. Until a year ago this was a very popular investment and property prices in Bulgaria rose up. Nowadays, affected by the World financial crisis, that’s not the case but the experts assure that investing in Bulgaria is still reliable.

By the end of 2008 Bulgarian property market became a market of the Buyers. Purchasers looking for profit usually invest into studio apartments with size of 50-60sq.m. which are easier to re-sale or rent. Understandably Russians buy Bulgarian properties by the seaside.

The property buying process in Bulgaria is not so complicated for Russian investors. They need only their passports. The buyer and the seller sign two contracts – Preliminary with an advance payment and a Main contract. All taxes and fees come up to 3.1% of the property value. A pleasant addition to the deal for all Russian purchasers is the Multiple visa for 180 days which can be extended to 3 years.

How to choose a good property? It is recommended that clients visit personally in order to choose a reliable agent, to research the current Bulgarian property market and the buying procedure.

So why Bulgaria? The sea is not as warm as the Maldivian one, Bulgarian property prices are higher than the Egyptian ones, customer services is not as the Spanish one, the holiday home “dacha” in the outskirts of Moscow is closer…. All countries have their advantages individually. But getting all those factors and calculating an average one, it becomes clear that for Russian tourists and Bulgarian holiday properties investors, Bulgaria will be number one destination for a long time to come.
