Young people have stopped worrying about the financial crisis in Bulgaria and the very high interest on the Bulgarian mortgages, and are ready to take the risk and step on the property ladder. This are the results from the research of “Credit center” published yesterday. Mainly 25 and 35 year olds working in successful international and Bulgarian companies, who want to take the advantage of the lower property prices in Bulgaria at the moment.

They are not alarmed by the higher interests of the credits and mortgages in Bulgaria, as they believe that the good price they will get on the deals with Bulgarian properties will compensate for the higher credit interest. In most of the cases the credit candidates have saved between 40to 60 per cent of the property’s value and take the rest of the money as a loan or Bulgarian mortgage.

According to the Bulgarian estate agents the Bulgarian property market is very dynamic at the moment. They believe that there will be numerous buyers who are bargain hunting in Bulgaria and get very profitable deals. Bulgarian estate agents and experts advise their clients to be very cautious especially when they are not very stable financially and buy to live in, to always discuss their options with reliable consultants in Bulgaria.

The average Bulgarian mortgage in April has dropped down to 35 236 Euros which is directly affected by the lower property prices in Bulgaria. The average amount of mortgages in Sofia is 44 645 Euros, in Varna – 36 890 Euros and in Burgas is 34 265 Euros. Euro is the preferred currency in which mortgages for Bulgarian properties are taken. Most of the candidates have also saved 40 to 60 per cent from the property’s value. This allows them to fulfill all conditions for credits in Bulgaria and in the same time to take a smaller Bulgarian mortgage which is requires lower monthly payments.

During the last month credits for over 90 000 Euros have been taken, “Credit center” has said. The analyzers announce that Bulgarian banks and Bulgarian credit companies have renewed giving credits, mortgages and loans in Bulgaria for bigger sums and for more expensive properties in Bulgaria.
