Buying tips. Essential guide to buy Bulgarian property

  • Before you make any plans decide on the area in which you want to buy in Bulgaria, or at least make a shortlist of alternatives
  • Read the travel press or get in touch with the relevant tourist offices to find out as much as you can about the region
  • Work out your budget - there is no point in looking at a home way above your means!
  • Check up on residence situations. In Europe it's all pretty straightforward, but do research the situation regardless
  • Identify a reputable estate agent. Many of them run overseas property exhibitions in or around your home town - this is an ideal place to get all sorts of information and have your questions answered
  • Plan an inspection trip. These are often organised by the estate agent and can be heavily subsidized
  • Don't forget to speak to your mortgage lender to find out about the possibility of releasing equity from your property
  • Speak to some expats. There are forums on the internet and expat organizations where you can find useful information
  • Have a good look around the region before you even view a potential property in Bulgaria
  • Explore the difference between buying off-plan and resale, and understand the tax and financial implications of your choice
  • Appoint a surveyor if you are not buying a brand new bulgarian property, and visit a mortgage consultant to discuss all your financial requirements in detail
  • And finally, get directions to the nearest golf course!
